Wagner Homes n long a symbol of distinctively designed custom homes n stands ready to move in new directions while honoring the traditions of its past. Under the leadership of Gary Green, Wagner Homes is building models and constructing homes in a new development.

Among its latest projects is Pepper Creek, located west of Froberg Road (County Road 150W) and north of CR400N. Developed by Jake Wagner of VJW Limited, Pepper Creek is an environmentally conscious community that will have two distinct areas.

Estate homes will grace 39 sites, which range from just under 3 acres to almost 5 acres. This allows residents to custom design the homes of their dreams, along with having the extra acreage for desired privacy or amenities such as a guesthouse, a studio, tennis courts, a pool, a fire pit or pond.

The Manor Homes at Pepper Creek offer residents an opportunity to live in a safe and beautiful community while not having full responsibility for property maintenance. The active adult community will feature condominium-style homes in elevator-equipped buildings. The condominiums will be priced from the $200,000s.

On the southeastern corner of the property, a quaint, pedestrian-friendly marketplace is planned. The Marketplace at Pepper Creek will provide professional services, such as dry cleaning, shipping, legal and/or financial services for the convenience of Pepper Creek residents.

The product mix is designed to attract a specific demographic, Green said.

"We'll attract empty-nesters who want maintenance-free homes and those who want upscale housing without the maintenance,'' he said. "We'll also be building open floor plans. Focus groups we've worked with have indicated this is a popular concept.''

In addition to kicking off the Pepper Creek development, Wagner Homes will begin building models at both Harrison West in Valparaiso and Morningside in Crown Point.

"We sold our model in Harrison West, and this new model will signal the closing out of Harrison West,'' Green said. "This will be our last and final model before going on to the Estates of Pepper Creek.''

The model at Morningside will "continue the very traditional upscale designs present in that community and all the opportunities for a very exclusive lifestyle,'' he noted.

"Wagner Homes is dedicated to creating homes that stand alone in terms of unmistakable quality and craftsmanship; homes that are distinctively styled, customized to our client’s individual needs, crafted to virtual perfection; and homes that surpass all measures of expected appreciation in value,'' Green said.

Most Wagner Homes range in value from the $500,000s to several million dollars, and can be found in many exclusive neighborhoods in addition to Morningside and Harrison West, such as Keystone Commons and Aberdeen in Valparaiso and Sand Creek in Chesterton.

Each step of the design phase is overseen by a team of professionals who create the exterior and interior spaces. The home's owners also are involved in every phase, Green said.

"We work to provide the client with the best form and function of each in the home,'' he said.

Another division of Wagner Homes offers maintenance and remodeling.

"We have 250 past clients looking to change things like a screen door or to finish a basement,'' Green said. "There is a great need for custom high-end remodeling work.''

The Wagner Service/Warranty and Remodeling Department can design and execute such remodeling projects as converting unused living space into a music room or art studio or turning two smaller bedrooms into a larger guest suite. The service department offers a menu of services, such as cleaning gutters, checking exterior caulking, cleaning and testing smoke alarms and checking or installing de-icing cables.

"Purchasing a home is one of the most complex transactions most people will make in a lifetime,'' Green said. "After the home closes, the task of maintaining that investment is a challenge in and of itself.'
