VALPARAISO: No plans yet for largest of proposed three lots
VALPARAISO | The developer of a senior living project at Silhavy and Vale Park Roads is asking the city's Plan Commission to approve dividing the property into three lots.
Ramsey Real Estate Enterprises Limited owns 28 acres on the southeast corner of Silhavy and Vale Park, the northeast corner of which will be used by the Indiana Department of Transportation to build the southbound entrance ramp from Vale Park to Ind. 49 Bypass. The project is scheduled for 2010 or 2011.
Troy Kiefer, lawyer for Ramsey, told the commission Tuesday the planned 100-bed skilled care and an assisted living facility will be built on 5.5 acres at the southwest quadrant of the property. A 25-bed memory care facility for those suffering from Alzheimer's disease and similar disorders and 28 residential villas with a clubhouse will be built on an 8.7-acre lot on the east side of the property.
The third lot will be 11.38 acres for a use yet to be determined. The developer said in the past the goal is to sell it to someone interested in developing it with doctors' offices and other professional uses that could serve residents of the senior living facilities. The remaining property would be dedicated for public roads serving the development.
The city annexed the site and zoned it for medical, office and technology use at the end of 2008. An entrance road from Silhavy would serve all three lots and connect to a north-south road that would stop at the property line to facilitate development of property to the south in the future. The north-south road was added at the city's request.
No one attended the meeting to comment during the public hearing on the request to subdivide the property. The commission is expected to vote on the request at its Feb. 10 meeting.
