Notice is hereby given that the City of Crown Point (the "City"), Indiana, intends to dispose of the following described real estate (hereinafter "Property") pursuant to I.C. 36-1-11-4 by accepting bids for purchase of the Property from interested parties with an initial offering price of $225,000.00:
LOT 1, 2 AND 3, BLOCK 3, RAILROAD ADDITION TO CROWN POINT, AS SHOWN IN MISCELLANEOUS RECORD "A", PAGE 508, IN LAKE COUNTY, INDIANA.

Bids for the purchase of the Property will be accepted at the City of Crown Point Clerk/Treasurer’s office at 101 N. East Street, Crown Point, Indiana, beginning on the seventh (7th) date after the date of the second publication of this notice for a period of ten (10) days thereafter at 4:00 p.m. local time. The City may sell the Property to the highest and best bidder any time after seventeen (17) days from the second publication of notice pursuant to I.C. 36-1-11-5 and I.C. 5-3-1-2(e).

Along with its bid, each bidder shall submit a deposit check (cashier’s or certified only) in the amount of $5,000.00 made out to the City of Crown Point, Indiana. This amount will be used as earnest money and applied toward the purchase price or returned within sixty (60) days of the closing of bid submittal.
The Property may not be sold to an ineligible person as defined in I.C. 36-1-11-16. A bid submitted by a Trust must identify each of the following: 1) Beneficiary of the Trust and 2) Settlor empowered to revoke or modify the Trust. Bids must provide for cash at closing.
Any sale of the Property shall be final, and the Property shall be conveyed in an "as-is" condition without any indemnification, representation or warranty of any kind by the City of Crown Point other than warranty of title. Sale of the Property shall not include any personal property items. All bids must be unconditional. The City reserves the right to reject any and all bids and to waive any informality, irregularity or omission in any bid or bidding procedure. Failure to follow bidding instructions may disqualify the bid. Final transfer and possession of the Property is subject to approval of the City of Crown Point Common Council.
